Land Buyer Protection Guide

Buyer protection path

Title and seller authority

• Obtain title particulars and confirm they match the land being sold.
• Confirm the seller or signatory has authority to sell.
• Check whether the seller is owner, administrator, company director or agent.
• Ask whether there are caveats, family claims, tenancy claims or disputes.

Survey and physical site

• Visit the exact plot, not only the general area.
• Open boundaries with a surveyor where needed.
• Confirm road access and whether the access is legal and usable.
• Check electricity, water, drainage, slope, wetlands and neighboring use.

Agreement and payment

• Use a written sale agreement reviewed by a lawyer.
• Avoid full payment before transfer steps are clear.
• Record all payments formally and keep evidence.
• Link deposit release to title, survey and transfer milestones where possible.

Provider verification

• Check whether developer, agent, surveyor or lawyer has a traceable office.
• Prefer verified developers or providers where available.
• Keep site photos, map pins and written communication.
